Position Overview:
Part of the Nicholas Family of Companies, The Dawson, a sixty-four-unit multi-family residential building, is seeking a Maintenance Supervisor to oversee and perform technical and mechanical work, ensuring that interior and exterior buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and overall functionality.
Qualifications:
Experience in property management maintenance or general building maintenance.
Strong problem-solving skills with the ability to apply logical thinking to identify and resolve issues.
Excellent customer service and interpersonal communication skills, with the ability to interact effectively with residents, team members, and external partners.
Ability to communicate clearly, serving as a point of contact for team members and visitors and answering questions related to departmental policies.
Proficiency in Microsoft Office Suite.
Experience with AppFolio or similar property management software is a plus.
Ability to work in various weather conditions.
Physical capability to push, pull, lift, carry, or maneuver up to 25 pounds independently.
Flexibility to work varied schedules, including on-call duties during evenings, weekends, and holidays.
Primary Responsibilities:
Complete and assist with work orders generated from resident service requests, as well as routine community upkeep. Diagnose issues and perform repairs in accordance with company policies, procedures, safety standards, and applicable codes.
Oversee and execute the make-ready process for vacant apartment homes. This includes conducting pre-move-out inspections, creating punch lists, scheduling vendors and contractors, securing supplies, completing maintenance tasks, and inspecting finished work prior to move-in.
Establish and maintain standards for cleanliness and overall appearance of the community, including grounds, amenities, building exteriors, market-ready units, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas to ensure they reflect company quality standards.
Conduct inspections of work performed by service team members to evaluate effectiveness and ensure compliance with policies and procedures. Implement corrective action plans as needed.
Inspect work completed by contractors, vendors, and service providers to ensure it meets required quality standards, scope, and specifications.
Maintain appropriate inventory levels of spare parts and maintenance materials. Partner with the Community Manager to order supplies and tools while adhering to budget guidelines.
Perform monthly preventive maintenance tasks as outlined in the Policy and Procedure Manual.
Assist the Community Manager in developing budgets for routine maintenance, repairs, and capital improvement projects.
Support cost-control initiatives by repairing rather than replacing items when feasible, minimizing material waste, and properly utilizing tools and equipment.
Ensure the vendor management and procurement policy is adhered to.
Lead regular safety meetings, ensure MSDS documentation is current and accessible, and stay informed on OSHA and other safety regulations to maintain compliance.
Demonstrate strong customer service by treating residents and team members with respect, responding promptly to inquiries and maintenance requests, and handling concerns with professionalism and urgency.
